Real Estate Oscar for the Green Bunker St. Pauli: Awarded the MIPIM Award 2025
The Green Bunker St. Pauli has been honored with the prestigious MIPIM Award 2025 in the category Best Conversion at this year’s MIPIM, the world’s largest real estate trade fair in Cannes.
Originally built as a flak bunker in 1942/43, the World War II structure became known as the “Media and Music Bunker” in the 1990s. Today, it stands as an international flagship project for adapting metropolitan areas to climate change.
The developer and owner of the project is Matzen Immobilien, a Hamburg-based company that privately financed the construction costs of approximately 100 million euros without public funding. With the Green Bunker St. Pauli, Matzen Immobilien sets a new benchmark for innovative and sustainable architecture. For example, the 23,000 plants on the building are primarily irrigated using rainwater, which is collected in retention boxes beneath the greenery following the sponge city principle.
The Bunker St. Pauli also houses an event and school sports hall, various restaurants, and a “Reverb by Hard Rock” hotel. One of its highlights is the 560-meter-long mountain path that winds around the outer façade. From the publicly accessible city garden at a height of 58 meters, visitors can enjoy a spectacular panoramic view of Hamburg.
Receiving the MIPIM Award 2025 underscores the Green Bunker’s significance as a beacon project for sustainable urban development and the creative repurposing of historical structures. The project is a remarkable example of how a relic of the past can be transformed into a vibrant hub for culture, community, and sustainability.
